• All Units in this 5.45 acre development will be part of North 40 Shops at Encore Park Owner’s Association.

• Dues will be collected from each Unit Owner to fund the association.  The Owner’s Association will be responsible for the following:

  • Property Insurance for the grounds and building structures

  • Property Taxes for the grounds and building structures

  • Water & Sewer service for all units

  • Property Maintenance, to include mowing, snow removal and general cleaning and upkeep 

  • Administration of the Association

  • Maintaining a reserve fund

• Unit Owners will be individually responsible for:

  • Electricity

  • Natural Gas

  • Trash

  • Property Taxes for their Unit

  • Insurance for their Unit and its contents

  • Care and upkeep up their individual units, including their Doors, Windows, & Garage Doors.
